In Singapore, GCB stands for Good Class Bungalow. It is the most prestigious and exclusive type of landed private housing in the country, reserved for the ultra-wealthy.

These properties are strictly regulated by the Urban Redevelopment Authority (URA) and must meet specific criteria:

Land Size: The property must have a minimum land size of 1,400 square meters (approx. 15,076 sq ft).

Building Coverage: The bungalow itself cannot occupy more than 40% of the land, leaving ample space for sprawling gardens, lawns, and swimming pools.

Location: They can only be built within 39 exclusively gazetted GCB Areas (GCBA) in prime districts (such as District 10,11,20,21,23).

There are only about 2,700 of these properties on the island, which makes them highly sought-after status symbols.
